How Much Down Payment for an Investment Property in Orange County?

25% gets you the loan; about 50% gets you break-even cash flow in Orange County at 7%. Side-by-side math for a house, house + ADU and two duplexes.

Table of Contents

Short answer: Conventional investment property loans require at least 15% down on a single-family home and 25% down on a 2–4 unit property. In practice, plan on 25% down for any investment purchase in Orange County. But 25% down is only the minimum to get the loan. At today’s ~7% rates, OC properties usually need about 45–60% down to break even on cash flow. The exceptions are higher-yield properties, like a North Long Beach duplex, or a house where you add an ADU.

Minimum Down Payment for an Investment Property

Most investment loans are conventional loans sold to Fannie Mae or Freddie Mac. Their limits come from Fannie Mae’s Eligibility Matrix:

Investment property typeMax loan-to-value (purchase)Minimum down
1-unit (single-family, condo)85%15%
2–4 units75%25%

Why we plan on 25% even for a single-family home:

  • Pricing. Below 25% down, loan-level price adjustments and mortgage insurance raise your rate and payment, which makes thin cash flow even thinner.
  • Jumbo limits. Many OC purchases go over the conforming loan limit, and jumbo investor loans usually require 25–30% down.
  • Reserves. Lenders also want several months of payments (PITIA) in reserve on top of the down payment, and more if you own other financed properties.

FHA and VA loans allow 0–3.5% down only if you live in one of the units (house hacking). If that’s your plan, read house hacking vs. investment property. This post covers pure investment purchases.

Why 25% Down Doesn’t Cash Flow in Orange County

The math below uses a 7.0% 30-year fixed rate, close to current investor pricing (compare with Freddie Mac’s rate survey, which tracks owner-occupied loans; investor rates usually run higher). NOI is rent minus tax, insurance, repairs and vacancy, before the mortgage. Our cap rate guide shows how each NOI is built.

Same house + 750 sq ft ADU ($2,900 rent)$1,280,000$55,960–$1,724/mo+$405/mo~45% ($579k)
Orange duplex, current rents$1,250,000$45,511–$2,445/mo–$366/mo~54% ($680k)
Orange duplex, market rents$1,250,000$58,111–$1,395/mo+$684/mo~42% ($522k)
North Long Beach duplex$795,000$51,164+$297/mo+$1,619/mo~19% ($154k)

The duplex examples are real 2026 closed sales: 2715 N Dell St, Orange ($1.25M) and 5552 Lewis, Long Beach ($795k). The Long Beach front unit is set at $2,800, not the listing’s pro forma. Expenses were rebuilt to include new property tax.

What the Numbers Say

1. Plan on roughly 50% down for an OC property to cash flow

For the typical OC buyer, the real down payment question is “how much do I need for this property to pay for itself?” The answer clusters around 45–55%. Our analytical, higher-income clients usually choose one of three paths:

  • Put ~50% down and accept break-even cash flow plus appreciation and principal paydown.
  • Put 25% down and cover a deliberate monthly shortfall from W-2 income as a forced-savings appreciation play. Check how that fits your debt-to-income ratio (see the CFPB’s DTI explainer).
  • Put 25% down on a property where adding a unit closes the gap.

2. A single-family home needs the most cash

At ~64% down to break even, a plain SFR rental is an appreciation bet, not a cash-flow investment.

3. An ADU cuts break-even by about 19 points

Adding a $280k ADU drops the break-even down payment from ~64% to ~45%, about $60k less cash in at break-even, and you end up with a two-unit property. Lenders can also count ADU rent toward qualifying under Fannie Mae’s rental income rules. We break that down in using ADU rental income to qualify for a mortgage.

4. Higher-cap markets cash flow at 25%

The North Long Beach duplex breaks even at under 20% down because it bought at a 6.4% cap. The tradeoff is an older building (1938), a smaller lot and less appreciation upside. Our $300k Long Beach duplex breakdown works through a similar buy.

Where the Down Payment Comes From

Most of our investor clients fund the down payment in one of three ways:

If you’re working with $200k of cash, $200k down on a $1M house with ADU potential shows how to structure it.

Down Payment FAQ

Can I put 20% down on an investment property?

Yes, on a 1-unit property with a conventional loan, but expect a higher rate and mortgage insurance. On 2–4 units, the conventional minimum is 25%.

Do DSCR loans require less down?

Usually not. DSCR loans qualify you on the property’s rent instead of your income and typically need 20–25% down at higher rates. On a low-cap OC property, the rent often won’t cover the payment, so the lender will require more down anyway.

Is it smarter to put more down or keep cash for the ADU?

Run both scenarios. In our example, $280k spent on an ADU produced more NOI ($27k/yr) than another $280k down payment saves in interest (~$19.6k/yr at 7%). The ADU also adds value. See how much value an ADU adds.
