I Have $200K Down and Want a House With ADU Potential in Orange County. What Are My Options? ($1M Payments, October 2026)

What $200,000 down buys in Orange County if you want a single-family home with ADU potential: the full monthly payment on a $1M house, the income lenders want to see, and three ways to handle the ADU, including waiting to build it.

Table of Contents

If you have $200,000 for a down payment and you want a single-family home in Orange County with room for an ADU, your price point is about $1,000,000. That’s 20% down, no mortgage insurance, and a loan small enough to stay a standard conforming loan.

At today’s rates, that house costs about $6,700 a month before the ADU. Below is the full payment breakdown, the income you’ll need to qualify, the cities where $1M still buys a usable lot, and the three ways to handle the ADU. One of them is to wait.

The short answer

$1M house, $200K down
Loan amount$800,000
Principal and interest (30-year fixed, 7.40%)$5,539
Property tax (about 1.15%)$958
Homeowners insurance$200
Mortgage insurance$0 (20% down)
Total monthly paymentabout $6,697
Household income to qualify (45% DTI, no other debt)about $179,000
Cash needed beyond the down paymentabout $25,000 to $30,000 closing costs, plus reserves

The rate is from Freddie Mac’s weekly mortgage survey, which put the 30-year fixed at 7.40% on October 8, 2026. Your quote will depend on credit score and points.

Where to look at $1M: parts of Santa Ana, Anaheim, Buena Park and the older neighborhoods of Orange. Santa Ana and Anaheim still have homes with an ADU already built near this price. In Buena Park and Orange, $1M buys the house and the lot, and you add the ADU later.

First: is $200K your down payment or all your cash?

This matters more than most buyers think. Closing costs on a $1M purchase run about 2.5% to 3%, and lenders want to see reserves left over after closing. If $200,000 is every dollar you have, your real price point is closer to $850,000 to $900,000 if you want to keep 20% down.

Purchase priceLoan ($200K down)P&I at 7.40%Total payment (tax + insurance)
$900,000$700,000$4,847about $5,909
$950,000$750,000$5,193about $6,303
$1,000,000$800,000$5,539about $6,697
$1,050,000$850,000$5,885about $7,091

Every $50,000 in price moves the payment about $395 a month.

There’s also a loan-limit line to know. The 2026 conforming limit for a one-unit home is $832,750 (Fannie Mae’s 2026 loan limit letter). An $800,000 loan sits under it. At $1,050,000 with $200K down, you cross into a high-balance loan, which Orange County allows but which can price a little higher. Ask your lender to quote both.

What $1M buys in each city right now

These come from my monthly MLS reports on homes with ADUs. Listings change weekly, so treat the addresses as examples of what this budget finds, not a shopping list.

CityWhat about $1M buys (fall 2026)ADU rents seenThe play
Santa AnaADU homes from about $899,000 to $1,100,000$2,200 to $3,350Buy with the ADU already built
AnaheimTwo ADU homes under $1M, both price-cut$2,800 to $3,450 (2 bed)Buy with a small ADU, or buy a deep lot and build
Buena ParkNo ADU homes under $1.3M; houses without ADUs near $1M$2,400 to $3,000Buy the lot, build later
OrangeADU homes start at $1,395,000; older houses near $1MStrong, but few compsBuy the lot, build later

Santa Ana: the most options with an ADU already built

In my September Santa Ana report, the median active ADU listing was $1,050,000, and 8 of 13 were under $1.2 million. 1329 W McFadden (92704) listed at $1,050,000 with a new 2 bed / 2 bath ADU renting for $2,600 and the front house renting for $3,575. One thing to factor in: Santa Ana has local rent stabilization, so your rent growth is capped.

Anaheim: price-cut listings under $1M

My October Anaheim report had two ADU homes under $1 million: 1313 E Merona Pl at $968,000 (permitted 353 sq ft garage conversion) and 645 S Trident St at $998,000 (462 sq ft studio ADU, on market 256 days). Small units rent for less than a 2 bedroom, but a seller at 256 days usually has room to negotiate.

Buena Park: buy the lot now, build later

Buena Park’s cheapest ADU home was $1,299,999 this fall, and homes are sitting. In my October Buena Park report, sellers were cutting prices. That’s a good setup for a first-time buyer at $1M who wants a 6,000+ sq ft lot and plans to add the ADU later.

Orange: older neighborhoods, long-term hold

Orange’s ADU homes started at $1,395,000 in my October Orange report. At $1M, you’re buying an older, smaller house on a good lot. It’s a strong long-term city, but it’s a build-later play at this budget.

Not sure what makes a lot buildable? I cover the four things I check in what makes a property have ADU potential.

Option 1: Buy a house that already has an ADU

You get rent from day one, and it can help you qualify. Fannie Mae’s ADU income policy lets lenders count rent from an existing ADU on a one-unit primary residence, up to 30% of your qualifying income. I run that math on a real purchase in how much more house an ADU lets you qualify for.

On a $1M house with a $6,697 payment:

How you liveRent coming inYour net housing cost
You live in the house, rent the ADU$2,600about $4,097
You live in the ADU, rent the house$3,575about $3,122
After year one: move out, rent both$6,175about $522 short of the payment

Those figures are before vacancy and repairs. Plan on setting aside 5% to 10% of rent. Even so, living in the house and renting the ADU cuts your housing cost by about 39%. The full playbook is in how to start house hacking with an existing ADU, and I show more scenarios in how much of your mortgage ADU rent actually covers.

Option 2: Buy the house now, build the ADU later

If this is your first home, you don’t have to build right away. An ADU costs about $195,000 for a 1 bedroom and $250,000 to $290,000 for a 2 bedroom, all in. You won’t have that cash left after a $200,000 down payment, and you shouldn’t stretch for it in year one.

What you’re buying now is the lot. Live in the house, let your equity build, and come back to the ADU in two to four years.

Here’s what that looks like on a $1M purchase three years out:

3% a year appreciation5% a year appreciation
Home value in 3 yearsabout $1,093,000about $1,158,000
Loan balanceabout $776,000about $776,000
HELOC available at 80% combined loan-to-valueabout $99,000about $150,000
HELOC available at 90% combined loan-to-valueabout $208,000about $266,000

A HELOC alone may not cover a full build in year three, so most of my buyers combine a HELOC with savings, or use a construction loan based on the value after the ADU is built. I compare all three in how to finance an ADU: cash vs. HELOC vs. construction loan.

The payoff: a $250,000 ADU financed over 20 years at about 7.33% costs about $1,988 a month. A 2 bedroom ADU in these cities rents for $2,600 to $3,000. Once it’s built, the ADU pays for its own loan and takes $600 to $1,000 off your housing cost.

The one rule for buying now and building later: check the lot before you buy, not after. Confirm lot size, side access, sewer and electrical capacity, and that there are no unpermitted additions in the way. State law sets the baseline for size and setbacks, and you can read it on the California HCD ADU page.

How I’d approach $200K down

  1. Decide whether you’ll live there. A first home gets better rates, a lower down payment and ADU income help. That’s the biggest lever you have.
  2. Set the price from your total cash, not just the down payment. If $200K is everything, shop $850K to $900K.
  3. Pick the play. ADU already built (Santa Ana, Anaheim) or lot to build on later (Buena Park, Orange).
  4. Underwrite the lot during escrow. I bring in an ADU architect for a feasibility report before your contingencies are up. Here’s my 3-step process for buyers.

FAQ

How much house can I buy with $200,000 down in Orange County?
About $1,000,000 at 20% down, if $200,000 is only your down payment. If it also has to cover closing costs and reserves, plan on about $850,000 to $900,000.

What is the monthly payment on a $1 million house with $200,000 down?
About $6,697 a month at 7.40%: $5,539 in principal and interest, about $958 in property tax and about $200 in insurance. There’s no mortgage insurance at 20% down.

How much income do I need to buy a $1 million house in Orange County?
About $179,000 a year at a 45% debt-to-income ratio with no other debt. Car payments or student loans raise that number. Rent from an existing ADU can count toward it.

Should I build an ADU right after buying my first home?
Not necessarily. Most first-time buyers don’t have the $195,000 to $290,000 an ADU costs after closing. Buying a lot with ADU potential now and building in two to four years is a common, lower-stress plan.

Which Orange County cities have houses with ADU potential near $1 million?
Santa Ana and Anaheim have homes with ADUs already built near $1M. Buena Park and the older parts of Orange have houses on buildable lots near $1M without an ADU.

Can ADU rent help me qualify for the mortgage?
Yes, if the ADU already exists and you’ll live in the main home. Fannie Mae allows lenders to count ADU rent up to 30% of your qualifying income.

The bottom line

$200,000 down gets you to about a $1,000,000 house and a $6,700 monthly payment at today’s rates. If you want rent right away, look at Santa Ana and Anaheim homes with an ADU already built. If this is your first home, you can buy a good lot in Buena Park or Orange now and wait on the ADU until your equity and savings catch up. Either way, the lot you buy today decides what you can build later.
