A junior ADU (JADU) in California can be up to 500 square feet, and it has to be built inside the walls of a single-family home, including an attached garage. As of January 1, 2026, the law clarifies that the 500 square feet is measured as interior livable space.
That one number drives almost every other decision on a JADU: the layout, whether it gets its own bathroom, what it rents for and whether it’s worth doing instead of a full ADU. Here’s the full picture for Orange County and LA County owners and buyers.

What counts toward the 500 square feet
SB 543, effective January 1, 2026, made two clarifications that matter:
- Sizes are net square footage. The law now refers to interior livable space, not the gross footprint measured to the outside of the walls.
- “Livable space” means space intended for living, sleeping, eating, cooking or sanitation.
In practice, that gives you a little more usable room than the old gross-measurement debates did. A typical attached two-car garage runs roughly 400 to 440 square feet, which fits inside the JADU limit with room to spare. Converting a primary bedroom suite plus an adjacent room can also get you close to 500.
The minimum size
There isn’t a separate JADU minimum. It has to work as an efficiency unit with a sleeping area, an efficiency kitchen and access to a bathroom. State law lets ADUs be as small as 150 square feet. Most JADU conversions fall somewhere between a large bedroom suite and a full attached two-car garage.
Where a JADU can and can’t go
This is where people get tripped up:
- Yes: a bedroom or wing inside the main house
- Yes: an attached garage
- Yes: inside a single-family home you’re building new
- No: a detached garage. That has to be an ADU, not a JADU. I explain why in Why Your Detached Garage Can’t Be a Junior ADU.
- No: a duplex, triplex or apartment building. See Can You Build a JADU on a Multifamily Property?
The 2026 changes that make JADUs more useful for investors
Two 2025 bills changed how JADUs work starting January 1, 2026:
- Owner occupancy only applies with a shared bathroom. Under the 2025 version of SB 9, cities can’t require the owner to live on site if the JADU has its own bathroom. That’s a big deal for investors, who previously had to live in the house or the JADU.
- No short-term rentals. AB 1154 requires JADUs to be rented for terms longer than 30 days.
LA County’s planning department published a memo on SB 543 and AB 1154 if you want to see how one jurisdiction is applying the changes.
The takeaway: if you’re buying a rental and plan to add a JADU, budget for a private bathroom. It removes the owner-occupancy requirement and makes the unit far easier to rent.
JADU vs ADU size: which one fits your goal?
| JADU | Attached ADU | Detached ADU | |
|---|---|---|---|
| Max size | 500 sq ft | At least 850 sq ft (1-bed) or 1,000 sq ft (2+ beds) must be allowed | 800 sq ft guaranteed; often up to 1,200 |
| Location | Inside the home or attached garage | Attached to the home | Separate structure |
| Owner occupancy | Only with shared bath | Never | Never |
| Sell separately | No | Only as a condo where AB 1033 is adopted | Only as a condo where AB 1033 is adopted |
| Typical use | Studio rental, family member | 1-2 bed rental | 1-3 bed rental |
On a single-family lot, you don’t have to choose just one. State law allows a JADU plus a detached ADU plus a conversion ADU on the same lot. For the side-by-side comparison, read In-Law Suite vs JADU vs Detached ADU.
How JADU size affects rent and value
The 500-square-foot cap means a JADU is essentially a studio or a small one-bedroom. In Orange County, a conservative rent for a studio or small one-bedroom unit is about $1,800 a month, with better-located units going higher. My guide to ADU rents by square footage breaks down what each size range brings in.
Here’s a simple way to look at a JADU on a $1M Orange County home:
| Without JADU | With JADU | |
|---|---|---|
| Monthly payment (PITI, 25% down, example) | $6,200 | $6,200 |
| JADU rent | $0 | $1,800 |
| Net monthly cost | $6,200 | $4,400 |
| Share of payment covered | 0% | 29% |
The payment figure is an illustration. Plug in your own rate, taxes and insurance. Some lenders can also count that rent toward qualifying, which I cover in using ADU rental income to qualify for your mortgage.
One trade-off: because a JADU can’t be sold separately and is usually smaller, it tends to add less resale value than a detached ADU. If your main goal is appraisal value, see how a home with an ADU is valued when you sell.
Costs and code items that come with JADU size
- No impact fees on a JADU, and units of 500 square feet or less of interior livable space are generally exempt from school fees under SB 543.
- Fire sprinklers can’t be required if they aren’t required for the main house.
- Energy code: whether you need solar depends on the scope. See Do I Need Solar for a JADU?
- Replacement parking may come up if you convert an attached garage. Ask your city early.
FAQ
How big can a junior ADU be in California?
Up to 500 square feet of interior livable space.
Can a JADU be bigger than 500 square feet?
No. If you need more space, build it as an attached or detached ADU instead.
Do I have to live on the property if I add a JADU?
Only if the JADU shares a bathroom with the main house. Since January 1, 2026, cities can’t require owner occupancy for a JADU with its own bathroom.
Can a JADU be in a detached garage?
No. A JADU has to be inside the main home or an attached garage. A detached garage conversion is an ADU.
Can I rent a JADU on Airbnb?
No. As of 2026, JADUs must be rented for terms longer than 30 days.
Can I have a JADU and an ADU on the same lot?
Yes. A single-family lot can have a JADU, a detached ADU and a conversion ADU.
The bottom line
The California junior ADU size limit is 500 square feet of interior livable space, inside the house or an attached garage. After the 2026 changes, a JADU with its own bathroom is a real investor tool: no owner-occupancy requirement, no impact fees and a studio-level rent that can cover a meaningful share of your payment.
