Anaheim Multifamily Cap Rates (2026): What Fourplexes and Small Apartments Trade At

Anaheim multifamily cap rates in 2026: what fourplexes and small apartments list at, how that compares to OC, and what it means for your monthly payment.

Table of Contents

Anaheim multifamily cap rates in 2026 mostly run between about 4.4% and 5.6%. Fourplexes in the $1.4M to $1.8M range have been listing around 4.4% to 5.2%, and 8 to 16 unit buildings around 5.2% to 5.6%. Orange County overall averages roughly 4.5% to 4.9%. In plain terms, at today’s rates most Anaheim fourplexes need about 45% down before the rent covers the full monthly payment.

I track Anaheim multi-unit listings every month for my market reports. This post pulls those listings together with the county-level data, explains what a cap rate does and doesn’t tell you, and shows the payment-vs-rent math I actually use with buyers.

What Is a Cap Rate?

A cap rate is the property’s yearly net income divided by its price. Net income is rent minus operating costs like taxes, insurance, repairs, management and vacancy. It does not include your mortgage.

  • A $1,500,000 fourplex with $67,500 of net income is a 4.5% cap.
  • A higher cap rate means more income per dollar of price.
  • A lower cap rate usually means a nicer building, a better location or more upside the buyer is paying for.

Cap rates are a useful way to compare buildings. They’re a weak way to decide if a building works for you, because they ignore financing. I explain why in What Is a Good Cap Rate in Orange County?

Anaheim Cap Rates by Property Size

These are listings I tracked in my September 2026 Anaheim multi-unit report. They’re asking cap rates, based on the seller’s numbers, so treat them as a starting point.

PropertyAsking priceAsking cap rate
Fourplexes (most active segment)$1.375M to $1.775MAbout 4.4% to 5.2%
1827 W Glencrest, 4 units, renovated$1,575,0004.38%
421 N Rose St, 8 units$2,775,0005.56%
1184 W Casa Grande, 9 units$3,350,0005.15%
935 S Trident, 16 units$4,999,0005.23%

The pattern is normal. Bigger buildings trade at higher cap rates because fewer buyers can afford them and they require commercial loans. Fourplexes are the sweet spot for individual investors, so competition pushes their cap rates down.

How Anaheim Compares to Orange County

SourceOC average cap rateOther data
Matthews, Q1 2026About 4.5%$443K per unit, 4.3% vacancy, ~$2,800 average rent
Northmarq, Q1 2026About 4.9%$323,900 median per unit, 4.5% vacancy, $2,640 average rent

The two reports measure different sets of sales, which is why they don’t match exactly. Northmarq also noted that most Orange County multifamily sales in Q1 2026 were in Garden Grove and Anaheim. The Anaheim listings above sit at or slightly above that county range.

What a 4.5% Cap Rate Means for Your Monthly Payment

This is the part a cap rate hides. I run every building the same simple way: total monthly payment (PITI) against rent, minus a 10% reserve for vacancy and repairs. These examples use a 7.75% 30-year investment rate (the Freddie Mac average for owner-occupied loans was 7.4% in mid-October 2026, and investment loans usually run higher), 1.1% property tax and estimated insurance.

Fourplex, $1,575,0008 units, $2,775,000
Rent (estimate)$9,000/mo$19,500/mo
After 10% reserve$8,100$17,550
PITI at 25% down$10,356$18,254
Monthly at 25% down-$2,256-$704
PITI at 50% down$7,535$13,284
Monthly at 50% down+$565+$4,266
Down payment to break evenAbout 45%About 29%

Two things to notice. First, 25% down is the minimum for a 2 to 4 unit investment loan under Fannie Mae’s eligibility matrix, but it doesn’t cash flow on a typical Anaheim fourplex. Plan on closer to 50%. Second, the 8-unit’s higher cap rate shows up as real monthly cash flow. But 5+ unit buildings need commercial financing with different rates, terms and down payments, so get a quote before you compare. Are Duplexes a Good Investment? runs the same math on duplexes.

How Buyers Push the Number Up

A low cap rate isn’t the end of the story. On Anaheim multi-units, I look for ways to raise the income after you buy:

  • Add ADUs. An existing fourplex can add up to four detached ADUs plus a garage conversion under state law. See How Many ADUs Can You Add to a Multi-Unit Property. Check Anaheim’s sewer capacity rules early.
  • Below-market rents. Some listings have in-place rents well under market. That’s upside if the leases and AB 1482 allow you to catch up over time.
  • Separate utilities. Buildings where tenants pay their own utilities carry lower expenses.
  • Price reductions. In fall 2026, several Anaheim multi-unit listings took price cuts. Each cut raises the cap rate you actually buy at.

Frequently Asked Questions

What is the average cap rate in Anaheim?

Most Anaheim multifamily listings in 2026 sit between about 4.4% and 5.6%. Fourplexes run lower, around 4.4% to 5.2%. Larger buildings run higher.

Is a 5% cap rate good in Orange County?

For Orange County, yes. It’s at or above the county average of roughly 4.5% to 4.9%. Whether it works for you depends on your down payment and rate.

Why are Anaheim fourplex cap rates lower than bigger buildings?

More buyers compete for fourplexes because they qualify for residential loans with 25% down. Bigger buildings need commercial loans, so fewer buyers bid on them.

How much down do I need for an Anaheim fourplex to cash flow?

At a 7.75% rate, about 45% down for the example above. A higher rent, lower price or added ADUs bring that down.
