There’s a small pocket of Westminster that I keep sending investors to. It’s the 92683 neighborhoods south of Westminster Boulevard and west of Beach Boulevard, right up against the Huntington Beach line. The lots run about 7,000 square feet, a lot of them are corners, and many have a gated RV pad down the side. Prices sit in the $1 million to $1.1 million range.
That combination is about as close to a ready-made ADU site as you’ll find in Orange County. Here’s why, and here’s what the numbers look like on a real listing at today’s rates.
The example: 6131 Chinook, Westminster 92683
6131 Chinook hit the market on October 5 at $1,100,000. I filmed a walk-through of it, and you can watch the video on Instagram.
| Item | Detail |
|---|---|
| List price | $1,100,000 |
| House | 3 bed / 1.5 bath, 1,020 sq ft, built 1954 |
| Lot | 7,420 sq ft corner lot |
| Parking | 1-car attached garage, long driveway, gated RV access |
| Condition | Sold as-is, cosmetic fixer |
| HOA | None |
| Schools | Huntington Beach Union High School District |
The house itself is small and dated. That’s fine. On a lot like this, you’re mostly buying the dirt and the access. A 1,020 square foot house on 7,420 square feet leaves a lot of open yard, and the RV gate plus the side street gives a back unit its own path in.
Why RV-access corner lots are the best ADU lots in 92683
The access is already built. An RV gate means a side yard wide enough for a trailer, which is also wide enough for a tenant walkway, a trench for utilities and a mini excavator during construction. I broke down what this looks like after the build in an ADU on an RV access lot in Stanton.
The corner gives the ADU its own front door. On a corner lot, the back unit can face the side street. Tenants don’t walk past your living room window, and the ADU feels like its own house. That shows up in the rent and in how fast it leases.
The lot size fits a real 3 bedroom. At about 7,000 square feet, you can fit an 1,100 square foot 3 bed, 2 bath ADU and still leave yard for the main house. I explain where the layouts change in the 6,000 vs. 9,000 square foot lot decision.
You get the Huntington Beach location without Huntington Beach’s ADU friction. These homes sit minutes from HB, with HB-area schools and an easy run to the 405 and the 22. But the permit runs through Westminster, not Huntington Beach. HB prices are higher and its market is soft right now, as you can see in my Huntington Beach ADU market update.
What Westminster allows
Westminster reviews ADUs by right, with no public hearing, and runs planning and building review at the same time for most ADU-only projects. The city’s ADU page also offers an online pre-screening with comments back in about three business days. I’d use it before you remove contingencies.
The rules that matter on these lots:
| Rule | What it means here |
|---|---|
| Detached ADU size | Up to 1,200 sq ft |
| Side and rear setbacks | 4 ft under California ADU law |
| Separation from the house | 6 ft between a new detached ADU and the main home |
| Height | 16 ft baseline for a single-story detached unit |
| Owner occupancy | Not required for an ADU, only for a JADU |
| Parking | 0 to 1 space, and none required for a garage conversion |
Two things to check on a corner. First, ask Planning which setback applies on the street side of the lot, since that’s the one that can eat into your building pad. Second, a 1954 house usually has an older electrical panel and sewer line. Budget for an upgrade and get the utility work started early. Utility hookups are where most ADU timelines slip.
The rents
These are the numbers I’m using for this pocket of 92683 right now:
| Unit | Monthly rent |
|---|---|
| Main house (3 bed single-family) | $4,200 to $4,400 |
| ADU, 3 bed / 2 bath | $3,400 |
| ADU, 2 bed / 2 bath | $2,800 |
| ADU, 1 bed | $2,100 |
For more detail by square footage across the city, see what a Westminster ADU can rent for in 2026. In the models below I use $4,200 for the house, the low end, since it needs cosmetic work before it rents at the top of the range.
A newly built ADU is also exempt from the state rent cap for 15 years, which I cover in AB 1482 and new ADUs. That matters on a long hold.
Which ADU size pays best?
I priced three options on this lot. Build costs are all-in, including design, permits, utilities and fees.
| ADU | Size | All-in cost | Rent | Added net income per month* | Yield on build cost |
|---|---|---|---|---|---|
| 1 bed / 1 bath | 550 sq ft | $195,000 | $2,100 | $1,651 | 10.2% |
| 2 bed / 2 bath | 800 sq ft | $275,000 | $2,800 | $2,208 | 9.6% |
| 3 bed / 2 bath | 1,100 sq ft | $360,000 | $3,400 | $2,670 | 8.9% |
*After a 10% vacancy and maintenance reserve, added property tax and insurance.
The smaller unit returns more per dollar. The 3 bedroom adds the most monthly income and the most resale value, and on a lot this size it’s the build I’d lean toward if you have the cash. All three beat today’s mortgage rates on a yield basis. The $360,000 figure lines up with the 3 bed, 2 bath example in how ADU construction loans work.
What it costs to carry
The 30-year fixed averaged 7.28% on October 1, per Freddie Mac’s weekly survey. Investment loans usually price higher, so I used 7.75% for the investor scenarios.
| Monthly costs on a $1,100,000 purchase | Amount |
|---|---|
| Property tax (about 1.1%) | $1,008 |
| Special assessments | $60 |
| Insurance, house | $200 |
| Cosmetic work before renting the house | $35,000 one time |
| Vacancy and maintenance reserve | 10% of rent |
Scenario A: investor, 25% down
Loan of $825,000 at 7.75% is $5,910 a month.
| No ADU | + 1 bed | + 2 bed | + 3 bed | |
|---|---|---|---|---|
| Total rent | $4,200 | $6,300 | $7,000 | $7,600 |
| Operating costs and reserves | $1,688 | $2,137 | $2,280 | $2,418 |
| Monthly cash flow | -$3,399 | -$1,747 | -$1,191 | -$729 |
| Cash invested | $343,000 | $538,000 | $618,000 | $703,000 |
At 25% down, a $1.1 million house loses money as a rental in this market. The 3 bedroom ADU cuts that loss from about $3,400 a month to about $730. It doesn’t make it positive.
Scenario B: investor, 50% down
Loan of $550,000 at 7.75% is $3,940 a month.
| No ADU | + 1 bed | + 2 bed | + 3 bed | |
|---|---|---|---|---|
| Total rent | $4,200 | $6,300 | $7,000 | $7,600 |
| Operating costs and reserves | $1,688 | $2,137 | $2,280 | $2,418 |
| Monthly cash flow | -$1,429 | +$223 | +$779 | +$1,241 |
| Cash invested | $618,000 | $813,000 | $893,000 | $978,000 |
At half down, every ADU option turns the property positive. The 3 bedroom gets you to about $14,900 a year in cash flow, plus about $4,800 of principal paydown in year one.
Scenario C: live in the house, rent the ADU
With 10% down at 7.28%, the loan payment is $6,774 a month. Add taxes and insurance and the full housing cost runs about $8,300 to $8,400.
| + 1 bed | + 2 bed | + 3 bed | |
|---|---|---|---|
| Total housing payment | $8,281 | $8,354 | $8,432 |
| ADU rent after a 10% reserve | -$1,890 | -$2,520 | -$3,060 |
| Your net housing cost | $6,391 | $5,834 | $5,372 |
| Cash invested | $373,000 | $453,000 | $538,000 |
With a 3 bedroom ADU, you’d live near Huntington Beach for about $5,400 a month on a $1.1 million house. Once the ADU exists, Fannie Mae’s ADU income policy lets lenders count its rent toward qualifying income on a one-unit primary residence. I show how much that moves your buying power in how much more house an ADU lets you qualify for.
Be honest about the equity
All in, the 3 bedroom plan costs about $1.53 million: $1.1 million for the house, about $33,000 in closing costs, $35,000 of cosmetic work and $360,000 for the ADU. Westminster resale data for house-plus-new-ADU properties is thin right now. My Westminster fall 2026 ADU market report shows a McFadden Ave house with a new ADU sitting at $1,349,000 after a price cut, and the well-priced Jennrich Ave property going into escrow in about two weeks.
At full asking price, I wouldn’t count on much day-one equity on these lots. The return comes from rent, principal paydown and the long hold. That changes if you buy below asking. This one is listed as-is, and as a fixer it gives you room to negotiate.
The 2027 upside: a second detached ADU
Starting January 1, 2027, AB 956 lets many single-family lots add two detached ADUs instead of one. On a 7,400 square foot corner lot with RV access, a 3 bedroom ADU plus a small 1 bedroom could be possible, which would add about $1,650 a month of net income to any scenario above. Westminster’s own code still lists one ADU per single-family lot, so plan on state law controlling here and confirm it with Planning before you count on it. SB 1117 also limits impact fees to the space above 750 square feet starting in 2027, which helps the 1,100 square foot build.
What I’d check before buying one of these lots
- Utilities. Panel size, sewer lateral condition and where the water and sewer mains run on the corner.
- Street-side setback. Get Planning’s answer in writing for your parcel.
- Trees and the RV pad. Mature trees near the pad can block a foundation or a trench.
- Financing. Decide how you’ll pay for the build before you close. I compare options in how to finance an ADU in 2026.
- The full checklist. I use the steps in how to verify ADU potential while you’re in escrow on every one of these.
FAQ
Can you build an ADU on an RV-access lot in Westminster?
Usually yes. An RV gate means the side yard is wide enough for construction access and a tenant walkway. The ADU still needs to meet 4 foot side and rear setbacks and 6 feet of separation from the main house.
How big can an ADU be in Westminster?
A detached ADU can be up to 1,200 square feet. On a 7,000 square foot lot, an 1,100 square foot 3 bed, 2 bath unit usually fits.
How much does an ADU rent for in Westminster 92683?
About $2,100 for a 1 bedroom, $2,800 for a 2 bed, 2 bath and $3,400 for a 3 bed, 2 bath. Single-family homes in the area rent for $4,200 to $4,400.
Does a Westminster house with an ADU cash flow at 7% rates?
At 25% down, no. In this example it runs about $730 a month negative with a 3 bedroom ADU. At 50% down, it cash flows about $1,240 a month.
Which ADU size gives the best return?
A 1 bedroom returns the most per dollar spent, about 10%. A 3 bedroom adds the most income and resale value, at about 9% on cost.
Do I have to live on the property?
No. Westminster doesn’t require owner occupancy for an ADU. It’s only required if you add a JADU inside the main house.
The bottom line
RV-access corner lots in Westminster 92683 give you a Huntington Beach location, a 7,000 square foot lot and a ready-made path to the backyard for about $1 million to $1.1 million. On 6131 Chinook, a 3 bed, 2 bath ADU turns a $1,430 monthly loss into a $1,240 monthly gain at 50% down, or brings an owner-occupant’s net cost down to about $5,400 a month. The deal works best when you buy below asking and plan for a second ADU in 2027.
